The 1% Rule
Monthly rent should be โฅ1% of purchase price. $300K home โ $3,000/mo. Below 0.8% is usually a bad cash flow deal unless banking on appreciation.
Cap Rate 101
NOI รท Property Value. 6%+ is solid for residential rentals. Below 4% means you're paying for appreciation, not yield. Always calculate โ don't just trust asking price.
The 50% Rule
Expect ~50% of gross rent to go to expenses (taxes, insurance, repairs, vacancy, mgmt) โ not including mortgage. $2,000 rent โ ~$1,000 true expenses.
Best Time to Buy
NovemberโFebruary has 10โ15% less competition. Sellers who list in winter are often more motivated. Fewer buyers = more negotiating power.
Inspection Non-Negotiables
Foundation, roof, HVAC, plumbing, electrical, water damage. These are the expensive ones. Everything else is cosmetic. Never skip an inspection.
Equity Builds Slowly at First
First 5 years of mortgage payments are 70%+ interest. Extra principal payments early have the highest impact. After year 15, the flip happens.
DTI Ratios
Lenders want front-end DTI (housing costs รท income) below 28% and back-end (all debt รท income) below 36โ43%. Know your ratios before applying.
House Hacking
Buy a 2-4 unit property, live in one unit, rent the others. Renters pay your mortgage. FHA allows 3.5% down on 2-4 units. One of the best starter strategies.
