Lenders use two DTI ratios: front-end (housing costs รท gross income) below 28%, and back-end (all monthly debt รท income) below 36โ€“43%. A practical rule: your mortgage payment (PITI) should be no more than 25โ€“28% of take-home pay โ€” not gross income.
